The essential details, made simple

Garden Bay, British Columbia

How can I buy a property with only $40,000?

Buying one of our lots with only $40,000 is possible because we are willing to loan you the rest. This is called a vendor takeback mortgage (VTB). Normally a bank will either not finance your purchase at all, or require a 50% down payment (more like $200,000). We are willing to sell to purchasers with a down payment as low as 10%. You would then pay the rest of the property off just like a regular mortgage, at rates of around $2,500 per month, making this the most accessible form of recreational property ownership on the market right now. For more information on what terms we would offer you, please contact us.

What can I do with one of these Properties? Can I build? Can I put an RV on it?

Of course you can build! Obtaining a building permit in the district is relatively straight forward, and much easier than in the City. All of the lots are serviced with Telus High Speed internet, municipal water, and BC Hydro electricity at the lot lines. You have lots of options to build, including multiple single family homes, workshops, farm buildings and so on. Until you are ready, you can place a trailer or RV on the property and live in that for almost half of the year.

Do I have to build right away?

No.

Many buyers purchase their property years before they intend to build. This allows them to secure a desirable acerage property today while maintaining flexibility regarding future construction plans. They often place trailers or other temporary accomodations on the properties and enjoy the summers while they work out their build plans.

Can I have a shop, RV storage, boat storage, or recreational equipment on the property?

Zoning bylaw 337 allows shops, boat storage, recreational equipement storage and so on in combination with a residential use. Alternatively, if you are interested in farming, your options for building include buildings without any residential component.

What is the Sunshine Coast all about?

For the longest time and before visiting, we fell prey to the incorrect notion that the Sunshine Coast was an island. In fact it is a regional district of about 180 km, a veritable stretch of paradise tucked into the Southwest Corner of British Columbia, and a short distance from Metro Vancouver.

The Sunshine Coast is known for its mild weather and oceanfront views. Popular pursuits are paddling, surfing, mountain biking, hiking, boating, fishing, enjoying a locally brewed drink, and spending an afternoon in the sunshine on a secluded beach.

What is Pender Harbour all about?

Called by some the “Venice of the North”, Pender Harbour is a waterfront, seafaring community of a population of a few thousand people that grows significantly with tourism in the summertime. The area includes Garden Bay, Madeira Park and Kleindale, and is interspersed with a number of pristine freshwater lakes. Local activities are focused on the outdoors, with its fair share of some of the best boating, fishing, hiking and mountain biking in BC.

In the summer on a warm day, if they are not out on the ocean or on a hike, the locals and visitors alike tend to congregate either at the IGA Madeira Park or on the docks and beaches of the nearby lakes.

Tell me about the nearby lakes!

There are five (5) freshwater lakes all in the immediate proximity of the properties at Aldermont Estates. They are: Sakinaw Lake, Garden Bay Lake, Hotel Lake, Mixal Lake and Katherine Lake.

It takes 5 minutes to walk from Aldermont to Sakinaw Lake. Walk up Lee Rd and you will find a public boat launch and dock at the end of the road. Speaking from experience, you will want four wheel drive on your vehicle if you are launching a boat, though!

Sakinaw is enormous and deep. It’s the largest lake on the Sunshine Coast and has a max depth of about 500 ft. It is home to a variety of salmon in the water, and a greater variety of luxury real estate on the shorelines.

The other four lakes are all accessible by a short drive (truly short – some are only 2 minutes away). Garden Bay Lake and Hotel Lake are wonderful for swimming, paddling or lazing about as they regularly reach 25 degrees C or more in the summer months. Both lakes are dotted along their edges with small docks that make for a perfect picnic spot. The docks were installed by locals but are publicly available (though you might have to contend with the other lake goers – so arrive early!)

How do I get to Aldermont Estates?

Aldermont Estates is located in the Garden Bay area of Pender Harbour. To get there, you will enjoy a quick ferry ride from Vancouver to Langdale. From there, drive for about an hour on the sunshine coast highway. When you arrive at the Petro Canada in Kleindale, turn left onto Garden Bay Road. Garden Bay Road turns into Irvine’s Landing Road, and leads to Lee Road which will take you right to the Development.

What is the civic address of Aldermont Estates?

The civic address of the Development is 13685 Lee Rd., Garden Bay, BC.

What kind of amenities are nearby?

Great question! Just before turning onto Garden Bay Rd., you will find a golf course, aquatic centre and public recreational facility. The closest shop is John Henry’s Marina which provides some grocery items and alcohol (as well as a great selection of gifts!) about a 5 minute drive away. In the summer, John Henry’s is also host to the Osprey fine dining restaurant. Other high quality restaurants nearby include the Painted Boat and Ruby Lake Restort’s Italian restaurant.

Madeira Park is a 20 minute drive away and has a number of amenities like the IGA, the local credit union, another liquor store, butcher, cafes, barkery, and a number of other dining options.

The nearest elementary and high school is a 13 minute drive away.

What services are available at each lot?

Everything that a person could need: City water, BC Hydro electricity, and TELUS PureFibre are all available at the lot lines for each property. Sewage disposal is by way of a septic field. The fields for each lot have been delineated on the legal title to each property; however, a purchaser is free to designate a different area for a septic field, if the area meets the requirements set out by the Vancouver Coastal Health Authority.

We understand that there is a plan to connect a sewer main along Lee Road. It may be possible to connect a purchased property to the community sewer system at a later date. We make no promises as to whether that is possible, and suggest that a prospective purchaser contact the SCRD Utilities and Engineering department about this if it is of interest to the prospective purchaser.

When are the Properties available for Purchase and how can I purchase one?
